Our work consists in organizing, managing, implementing, assisting and coordinating research, design, develop and implement Health and Social-Health Facilities, in all its phases
Research, Selection and Feasibility Study
- Search for areas or properties in the main Italian cities with at least 50,000 inhabitants, in a central or semi-central position
- Analysis of the needs, requirements and positioning of the project with respect to the services present in the territory
- Contact with the seller and technical inspection to verify the necessary and essential requirements
- Interlocution with institutions (Municipality, ASL, Region, competent authorities)
- Project feasibility study through the development and analysis of the business plan of construction costs, business plan and cash
Search for managing partner and financing partner
- Constant interaction with managers, operators and Authorities of the sector, aimed at knowing their specific needs and development methods.
- Proposal of the project to qualified managers, based on their specific needs and ambitions.
- Search for financing (Leasing Companies, Credit Institutions, Real Estate Investment Funds) aimed at finding the most appropriate and convenient formula to finance the project.
- Assistance to the investor/managing partner in the research, negotiation and disbursement of financing phase, related to the progress and development of the project.
- Possible joint venture between the owner of the area/property, Health Invest, the manager and the Investor (Assistance in negotiation and contractualisation between the Parties).
- Carrying out Due Diligence (Legal, Fiscal, Urban Planning, Technical, Environmental).
Site’s Design and Construction
- Study and Design of urban, architectural, structural and plant
- Research into architectural, technical and plant solutions, aimed at ensuring maximum comfort and hospitality, developing projects for increasingly modern, technological and efficient structures, using new generation materials and innovative techniques
- Realization of projects in compliance with the parameters established by the regulations in force at national and regional level
- Face the competent Authorities for the issuing of the Building Permit
- Architectural, plant and executive design
- Elaboration of a forecast time schedule for the correct planning, management and control of the project implementation
- Preparation and management of the tender with specific detailed specifications to select qualified, competitive and reliable construction companies
- Management and control of the construction site, in compliance with the contract by monitoring costs and timescales
- Study, design, negotiation of the purchase and installation of equipment, furniture and furnishing accessories
Turnkey Delivery
- Management of checks and testing of all structural and plant components
- Organization and management of the procedures for issuing the Habitability Certificate, the CPI and the Certifications connected to the property
- Delivery of the property turnkey
Technical consultancy for renovations, extensions and compliance
- Health Invest assists its clients in renovation and expansion projects of existing buildings in order to increase the capacity of the facility, both in terms of beds and comfort for Guests/Patients and operators.
- Projects may concern the functional distribution, the building finishes, the systems, as well as the furnishings and are aimed at the constant renewal necessary for the correct compliance with the new regulations, as well as the need to improve the reception and safety standards as well as the quality of the service provided by the structure to the users.
- In other cases, Health Invest intervenes in a more specific way, satisfying some specific requests and needs of the structure, such as modernizations and technological and/or digital innovations of the structure, installation of a wi-fi network and modern nurse/OSS call systems, installation of surveillance cameras (anti-abuse), as well as medical gas systems (oxygen/vacuum), modernization and adaptation of fire-fighting systems, as well as innovative systems for energy saving.
